OUR PROCESS

1 Agree The Scope of Assessment

After you enquire we’ll be in touch to discuss your full requirements and agree the scope of the assessment. This will much depend on the size and system installed within your site(s). Some buildings have many types of cold water storage tank, water heaters, calorifiers etc. Buildings can also have water features which must be assessed and controlled. Industrial premises often have process water systems which are complex but provide real risk in terms of bacterial growth and amplification.

2 Assessor Visit

A qualified and experienced assessor will visit you at your premises to carry out a detailed inspection of your water system including water sampling if requested / agreed.

Any legionella logbooks, training qualifications / records, monitoring, inspection and cleaning records will need to be inspected if present.

The assessor will then inspect the water system. This includes assessing each system individually:

  • mains cold water
  • cold water tanks
  • calorifiers
  • water heaters
  • water features

Temperatures will be taken from taps, showers and other outlets, photographic evidence taken of risk & general observations. Our assessor will need to check as much pipework as possible. Risers, roof spaces and cupboards may also be checked.

3 Onsite Inspection & Testing

The assessor will need to meet with the building manager or responsible person to inspect any previous legionella assessments you may have and your legionella monitoring log book to confirm control measures currently used to control the risk.

They will also need to check the competency of staff which will involve inspecting training records they have. Our assessor will also need to find out about the types of people using the building such as general ages of staff and building users in order to identify if susceptible people are present. This also provides a risk rating for the report which will confirm the risk of exposure.

Once this is complete, then the assessor will need to inspect all of the water system(s) in full. This will involve inspection and testing the mains cold water supplies, cold water tanks, water heaters, water features, heating systems and all pipework feeding your taps, baths, sinks, showers and outlets. Temperatures will need to be tested from as many outlets as possible. Photographs will be taken of general observations and anything else considered to be a risk.

We commonly identify risks such as:

  • Dirt and debris In the system (sediment in cold water tanks, scaled taps/showers) infrequently used outlets
  • Temperatures out of range (temperatures between 20-45c favour growth of legionella bacteria) and anything which can contribute to the growth of legionella bacteria, including how water droplets can form aerosol.

Our assessor will need access to as many areas of the building and system as possible, which will help with the schematic diagram we will produce for your system(s) as part of the report.

4 Legionella Sampling/ Reporting

If samples are taken, these will be dropped off directly at our UKAS accredited laboratory and the Assessor will return to our office where they will compile a full report.

Any sample results are delivered digitally to you swiftly upon being received from the laboratory (10 days for legionella samples) however we can receive interim resorts of any samples that appear to be positive before the final result is issued. This ensures you have early warning of potential problems within your water system.

When the report is complete, we will then electronically send you the report and can also post out a hard copy of the assessment in a presentation folder.

We then can provide detailed guidance and assistance after the assessment to ensure the document is fully understood and you are on the path to being compliant. We can also assist with any remedial actions recommended within the assessment, as well as training and equipment.

Legionella is a harmful bacteria which causes legionnaires’ disease. Legionella grows in many common environments such as man made water systems. If your business has a hot and cold water system, it is your legal duty to keep your water systems properly maintained to prevent an outbreak of Legionnaires Disease.

Legionnaires’ disease is a form of pneumonia. Symptoms of Legionnaires’ disease include:

Coughing, fever, shortness of breath, vomiting & diarrhoea, headaches, muscular pain.

The fatality rate is approximately 25% for people with underlying medical conditions and around 10% for those with good health.

A Legionella Risk Assessment is a test of water systems and management protocols to identify risks which could lead to legionella bacteria growth.

If you are the owner of business premises or rented accommodation with a hot and cold water system, it is a legal obligation to conduct a legionella risk assessment in accordance with the Health and Safety at Work Act 1974 and the relevant legislation, such as the Acop L8 (4th edition) and the HSG274 guidance document.

This assessment is necessary to determine the likelihood and level of risk of exposure to legionella and other waterborne bacteria for your staff, visitors, or building users. Failure to comply with this legal requirement can result in serious consequences, including legal action and harm to human health.

An assessor will visit your premises to inspect your water system and management protocols. The assessor will inspect all accessible areas of the system. We will take samples at this stage if agreed in the initial scope.

The onsite element of a test takes from one hour to one week to complete. This depends on the size of the building(s), sites and systems installed. A Legionella Risk Assessment takes around 1 – 2 weeks from start to completion.
